1. Don’t Overprice Based on Sentiment

We all love our homes—and it’s only natural to feel like yours is worth top dollar, especially after all the upgrades and memories you’ve poured into it. But buyers are looking at cold, hard comparisons, not the stories behind your home.

It’s also important to know that not every upgrade automatically boosts resale value. Some updates absolutely help with selling, but others—like custom features or specialized spaces—might have been done more for your lifestyle than for future buyers.

Pricing your home right from the start is one of the most important steps to getting strong interest and competitive offers. A good agent helps you find that sweet spot—not too high to scare buyers off, not too low to leave money on the table.

2. Don’t Skip the Prep Work

Today’s buyers usually scroll through listings long before they ever set foot inside a house. If your home doesn’t show well in photos, you might miss out on showings altogether.
